Austin's Foundation Soil Zones

The Austin metro spans four distinct geological zones. Foundation repair strategy differs meaningfully between them — which is why local expertise matters.

Blackland Prairie (East & North)

Highly expansive clay soils with shrink-swell activity among the highest in the US. Communities: Pflugerville, Hutto, Manor, parts of Round Rock and Georgetown.

Austin Chalk (Central)

Moderate clay over soft limestone. Good pier bearing capacity at moderate depth. Communities: Central Austin, much of Round Rock and Cedar Park.

Balcones Escarpment (West)

Thin soils over fractured limestone with steep slopes. Drainage and slope stability are critical. Communities: Lakeway, Bee Cave, Dripping Springs.

Sandy Transitional (Southeast)

Sandy loam over deep clay subsoil. Slower drainage, moderate shrink-swell activity. Communities: Kyle, Buda, Bastrop, parts of San Marcos.
